Disabled refuge systems are a requirement in non-domestic buildings above one story.

Refuge areas must be provided on all levels including basements with the exception of ground floor level.

People in each refuge area need to be able to inform staff of their presence in an emergency.

Monitored and battery backed two-way communication in these areas is essential, firstly to assist fire safety and security staff in determining where assistance is required and also to reassure people help is on the way.

Disabled refuge substations can be used to call for assistance and also to reassure the public until help arrives.

Disabled refuge systems are covered under BS9999:2008 Code of practice for fire safety in the design, management and use of buildings.

Part M of the UK government’s building regulations states that all new non-domestic buildings with more than one-storey must provide refuge areas for public safety purposes. These are places of refuge where people who cannot easily use fire escapes can wait in relative safety.

Disabled refuge commissioning and maintenance
Tech X can provide disabled refuge system commissioning and maintenance including routine inspections in accordance with BS5839 Pt9.
Regular system maintenance is a requirement of this standard and helps ensure that systems are kept fully functional in preparation for emergency evacuations etc.
